Hello All!

I had a quick question pertaining to home buying.

I have my final out on the 22nd of May, and I will be going back to my home of record. I have been trying to secure a VA home loan to get the ball rolling on getting a place to live. They are telling me they cannot use my military income since I am separating, and they can't use my 100% rating as it is not finalized yet. I feel super uninformed on many things during this whole process. Sorry if this is a basic knowledge question, but when do my ratings become "finalized"? Is that something I just have a wait on until after my DOS? If it's anything like how a MEB works, I'd hate to wait 10 years just to buy a house lol.

Any insight onto how long I will have to wait before securing a place to live? Thanks!

The VA ratings finalize about 6 weeks after getting out. If you are looking to buy a house you should see about staying in a hotel, or Airbnb for a bit. That will allow you the time needed. You can of course make offers but would want to ensure closing is far enough out that you will have your official VA ratings finalized. From there its super easy to get a letter stating VA income for income approval purposes.
